Bathroom Renovations Across Newmarket & Northern York Region
We renovate bathrooms across every neighbourhood in the Town of Newmarket and neighbouring York Region communities. Because a 1960s bungalow in Huron Heights and a 2005 two-storey home in Woodland Hill are built very differently behind the tile, we tailor the plan to the age of your house.

Although Newmarket sits within a compact footprint from Bathurst Street to Leslie Street, its housing stock spans postwar bungalows, 1980s family subdivisions, 2000s two-storey detached homes and newer infill condos along Yonge Street and Davis Drive. Understanding how your street was framed and plumbed helps avoid surprises once the old tile comes off.
Stonehaven-Wyndham
Large 1990s and 2000s detached homes east of Yonge with spacious four- and five-piece primary ensuites.
Woodland Hill
2000s family subdivisions in northwest Newmarket where original builder showers and corner tubs are due for replacement.
Summerhill Estates
Two-storey brick homes south of Mulock Drive with busy upstairs hall bathrooms and builder ensuites.
Glenway Estates
Established 1980s and 1990s homes alongside newer townhomes and condos near Yonge Street and Eagle Street.
Armitage
Mature 1980s detached homes in south Newmarket where original tile surrounds and cast-iron or acrylic tubs are common.
Copper Hills
Newer east-side homes near Leslie Street where homeowners upgrade builder finishes or finish basement bathrooms.
Gorham-College Manor
Mid-century and 1970s homes with compact 5 x 8 ft main bathrooms that benefit from updated plumbing and ventilation.
Bristol-London
Older split-levels, bungalows and two-storey houses north of Davis Drive where hidden valve leaks and attic-vented fans show up.
Huron Heights
1950s and 1960s bungalows north of Davis Drive, often remodelled for aging-in-place or lower-level secondary suites.
Central Newmarket & Historic Main Street
Century homes, older infill houses and low-rise suites around Main Street and Water Street requiring careful framing and plumbing updates.

Postwar bungalows and mature streets: Huron Heights, Gorham-College Manor, Bristol-London & Central Newmarket
Streets north and south of Davis Drive—along with heritage blocks near Historic Main Street, Water Street and Fairy Lake—include 1950s to 1970s bungalows, backsplits and older two-storey homes. The main bathroom is often a tight 5 x 8 ft or 7 x 9 ft three-piece room where fixtures have worked hard for forty or fifty years.
What we plan for in older Newmarket homes:
- Hidden plumbing and subfloor wear. Older cast-iron stacks, galvanized nipples, copper supply risers without shut-off valves, and plywood subfloors softened around the toilet flange are best replaced while the floor and walls are open. If you already see a ceiling drip below, start with our bathroom repairs in Newmarket page.
- Proper exterior fan ducting. Many mid-century bathrooms either rely on a small window or have an old fan that blows moist air straight into the attic space. While the ceiling is open, we run an insulated duct to an exterior hood.
- Aging-in-place tub conversions. Bungalows in Huron Heights and College Manor are popular for downsizing and multi-generational living. Replacing a high-sided tub with a step-free or low-curb shower—like our Newmarket accessible walk-in shower project—makes daily routines much safer. See accessible bathroom renovations and tub-to-shower conversions.
1980s and 1990s family subdivisions: Glenway Estates, Armitage & Bogarttown
Detached homes across Glenway and Armitage often still carry their original oak vanities, cultured-marble tops, 4-inch ceramic wall tile and built-in whirlpool tubs. In these houses, a full bathroom renovation or bathtub replacement lets us strip out tired tile and drywall, install a thermostatic or pressure-balanced shower valve, add recessed LED pot lights, and fit a quartz-topped single or double vanity.
Late-1990s to 2010s subdivisions: Stonehaven-Wyndham, Woodland Hill, Summerhill Estates & Copper Hills
Two-storey family houses in Stonehaven-Wyndham, Woodland Hill (around Yonge and Green Lane), Summerhill Estates and Copper Hills were almost all built with a four- or five-piece primary ensuite featuring a corner deck tub and a narrow fibreglass shower stall. Because the modern ABS drain lines and 2x10 floor joists are usually in good order, the most popular project here is removing the corner tub deck and stall to build one large frameless glass walk-in shower with a tiled bench, recessed niche and double vanity—often without moving the toilet stack.
Read our guide to upgrading a builder-grade ensuite in Newmarket and see how we converted two upstairs alcoves in our Newmarket dual walk-in shower case study. Many houses in Woodland Hill and Copper Hills also have unbuilt lower-level rough-ins ready for a permitted basement bathroom.
Condos and stacked townhomes: Davis Drive, Yonge Street & Glenway
Mid-rise and high-rise suites along Davis Drive, Yonge Street and around Glenway require condominium corporation approval before any demolition begins. We supply our WSIB clearance certificate, commercial liability insurance naming the condo corporation, and a clear scope of work, and we schedule deliveries and noisy work around elevator bookings and building bylaws. Because drains sit inside the concrete slab, our small and condo bathrooms team upgrades the shower, tile, vanity and lighting within the existing drain locations. See our Yonge Street accessible condo bathroom case study.
