Small and Condo Bathroom Renovations in Newmarket

Short answer

Small and condo bathroom renovations maximize tight 5 x 8 ft footprints using wall-hung vanities, recessed niches, clear glass and large-format porcelain, while handling all condo board approvals and elevator bookings. In Newmarket, a compact 5 x 8 ft bathroom ranges from $9,200 to $22,600 all-in depending on finishes.

Designing for a tight 5 x 8 ft footprint

In a compact bathroom, half an inch decides whether the entry door clears the towel bar or whether a vanity drawer hits the toilet bowl. Before a single fixture is ordered, our team measures the room and produces scaled layout drawings so you can verify door swing, knee clearance at the toilet, vanity depth and storage capacity on paper.

Across Newmarket, the small bathrooms we remodel most often fall into four groups:

  • Condo suites and stacked townhomes along Davis Drive, Yonge Street and in Glenway, where the concrete floor slab fixes the drain locations and building management regulates work hours.
  • 5 x 8 ft main bathrooms in 1950s–1970s bungalows and split-levels across Huron Heights, Gorham-College Manor, Bristol-London and Central Newmarket.
  • Main-floor two-piece powder rooms where homeowners want a sleek floating vanity, feature wall tile and a backlit mirror.
  • Compact three-piece basement bathrooms tucked beside a laundry or utility room.

Seven ways we make a small Newmarket bathroom feel larger

  1. Mount a wall-hung floating vanity. Exposing 8 to 10 inches of continuous floor tile beneath the cabinet tricks the eye into reading the room as wider and leaves space to tuck a step stool or scale underneath.
  2. Frame recessed wall niches between the studs. Recessed shower niches and over-vanity medicine cabinets store bottles inside the wall cavity rather than projecting into your elbow room.
  3. Use clear 10 mm frameless glass. Replacing an opaque shower curtain or thick metal bypass track with clear glass lets light travel all the way to the back wall of a walk-in shower.
  4. Lay large-format porcelain on the floor and walls. Fewer grout joints create a calmer, less busy surface; running the same tile across the bathroom floor and into a curbless shower visually stretches the room.
  5. Tile all the way to the ceiling. Stopping wall tile a foot below the ceiling cuts a low room in half visually; carrying porcelain to the ceiling makes an 8-foot ceiling feel taller.
  6. Choose shallow-depth or corner-friendly fixtures. An 18-inch-deep vanity or a compact elongated one-piece toilet frees up valuable walkway clearance in a narrow 5-foot room.
  7. Upgrade to perimeter LED mirrors and pot lights. Windowless condo baths and interior hall bathrooms feel twice as open with shadow-free mirror lighting and wet-rated ceiling pot lights.

What a small or condo bathroom costs in Newmarket

For a compact bathroom around 5 x 8 ft, our published all-in ranges (combining site labour and finish materials) are:

Newmarket 5 x 8 ft small bathroom all-in price ranges
Bathroom sizeFinish levelAll-in range
Small bathroomabout 5 x 8 ftStraightforward refresh$9,200 to $12,300
Full rebuild with upgraded finishes$18,500 to $22,600

Labour and materials together, in CAD before HST. Updated November 6, 2026.

For a 7 x 9 ft three-piece bathroom with a new tub, porcelain tile, vanity with quartz top, exhaust fan, pot lights and glass tub door, our labour package starts at $8,000 before finish materials. In a multi-unit condominium building, labour can sit slightly higher than in a detached house because every tool, tile box and debris bag must travel through booked service elevators during shorter weekday work windows. See our Newmarket bathroom renovation cost guide for full package and line-item tables.

How we manage Newmarket condominium renovations

When you renovate inside a condominium corporation along Yonge Street, Davis Drive or in Glenway, the building structure, plumbing stacks and hallways are common elements. Here is how we coordinate with your property manager and board:

1. Alteration agreement and contractor certificates

Before work is scheduled, property management requires a completed suite alteration package. We provide a written scope of work, plumbing and electrical specifications, our current WSIB clearance certificate, and our commercial liability insurance certificate naming the condominium corporation.

2. Service elevator and corridor protection

Once the board signs off (typically one to three weeks), we reserve the padded service elevator and loading dock for demolition load-out and material delivery, and lay floor protection from the suite door to the bathroom.

3. Working within weekday noise rules

Condo bylaws restrict noisy work—tile stripping, hammer drilling and wet-saw cutting—to weekday daytime hours, usually 9 am to 5 pm. We sequence our trades so the remodel moves steadily within those windows.

4. Concrete floor slabs and shared stacks

Because drain traps in a condo building are cast into the concrete slab or drop into the ceiling space of the unit below, condo boards rarely allow relocating a toilet or shower drain. By keeping the fixtures on their existing slab drains and upgrading to a curbless or low-curb walk-in shower, floating vanity and custom glass, we transform the suite without structural core drilling or municipal plumbing permits; see our guide on Newmarket bathroom renovation permits.

Small & Condo Bathrooms: common questions

What documents does a condo property manager require before bathroom work begins?

Most York Region condo boards request a signed suite alteration agreement, our scope of work, a valid WSIB clearance certificate, a certificate of insurance naming the condo corporation, and a refundable security and elevator deposit. We supply the contractor paperwork as soon as you book.

Which design choices make a 5 x 8 ft hall bathroom look and feel larger?

Mounting a wall-hung vanity so floor tile runs underneath, replacing a shower curtain with a clear frameless glass panel, building recessed wall niches between the studs, and running large-format light porcelain up to the ceiling all open up a compact 5 x 8 ft room without moving walls.
